Properties, tenancies and settlement in one place

NCS-Immo holds your portfolio, the tenancies on it and the settlement that follows from both, in one application in the browser. No installation, and no spreadsheets to reconcile at the end of the year.

No payment details when you sign up. The trial ends by itself after 30 days.

The starting point

The settlement lives in a spreadsheet

In many offices the properties sit in one piece of software, the tenancies in a second, and the service charges in a file somebody opens once a year. Then the hunt begins for which floor area applied during the billing period and who moved in during March.

The work in that is not the arithmetic. It is gathering the basis for it, and that part is the same every year.

What NCS-Immo does

Record once, settle from it

Floor area, rooms, occupants and the co-ownership share sit on the unit. Every apportionment calculates from those, and every amount can be traced back to the figure it came from.

1

Portfolio in layers

Property, building and unit build on one another. What you maintain on the unit is the basis of every later apportionment.

2

Charges pro rata

Recurring entries come out of the tenancy. If somebody moves in on the 14th, the month is calculated pro rata rather than rounded.

3

Settlement you can follow

The service charge statement shows, for each cost type, the apportionment key it was calculated with. That is the question a tenant asks.

Packages

Three cuts, one account

You start with the portfolio and the recurring charges, and add the settlement when you need it. Changing package does nothing to your data.

Basic

Properties, units and tenancies in one place, with the recurring charges that follow from them.

What is included

Enterprise

Plus the budget, the annual statement and the matters that reach beyond a single year.

What is included

If you run SAP Business One

Then the SAP module is the shorter route

NCS-IMMO also exists as a module inside SAP Business One. Anyone who posts there anyway is better off keeping property management in the same financial accounting than in a second application beside it. The module follows RE-FX from SAP S/4HANA in its scope.

This cloud application is meant for offices that do not have SAP Business One, or that deliberately want property management kept apart from it.
